If you are a first-time landlord, the leasing process can be confusing and intimidating.
You may have just bought an investment property in QLD or you could be looking to move away from your current agency.
This post will guide you through the five easy stages Crown Properties implements to ensure peace of mind for you as the landlord:
Stage One: The ‘Form Six’
The Property Occupations (PO) Form Six is the very first step you will need to complete to appoint Crown Properties (or any agency) as your property manager. A Form 6 is the contract between you and Crown Properties that sets out the rights and obligations of both parties involved.
Once you have decided that Crown Properties will be your property managing team, we will send you a Form 6 for you to fill out to the best of your abilities. Don’t worry! We know that some information might not be available immediately at this stage, we can help with a lot of these throughout the process.
Upon the return of your signed Form 6, we will legally (and excitedly) be able to start getting your property ready for tenants. Or if the property is already tenanted, start the management schedule.
Stage Two: Keys
Woohoo! You have selected and enlisted (with your trusty Form 6) Crown Properties, and we are ready to get the ball rolling. Now we need 3 sets of keys. If you prefer, let us know and we can organise the key sets for you. This is for your assigned property manager to be able to access the property as well as to hand over to your new tenants on move in day.
Stage Three: Maintenance
Now it’s time to get your property ‘tenant ready’. Let your new property manager know if you have any maintenance you intend to undertake prior to a tenant moving in. If it’s minor work, we can help organise this on your behalf.
Stage Four: The Lease Date
You’re almost there! Now that we have made it this far, there are just a couple more decisions to make. At this point it’s time to let your property manager know the date the property will be available for tenanting. With enough notice, your property manager will be able to work to have a tenant ready to move in on (or immediately after) this date.
Stage Five: Rental Amount
You read that right – we are already at the final stage. After this stage, Crown Properties will be able to totally manage your property and you can leave your investment safely in our care. At this final stage, we want you to confirm with your property manager the rental amount that you approve the property to be advertised at. It’s as simple as that!
You’ve made it to the end of our streamlined Five Stage Property Manager Hand Over. We will take everything from here. From here you will hear from us when your tenant’s lease is up for renewal, if there are maintenance items that occur and when your monthly/bi-monthly owner statements are released.
